John Culbertson

John Culbertson founded Cardinal Real Estate Partners, LLC after serving as Senior Vice President at Trammell Crow Company and International Airport Centers, an institutional real estate developer of airport cargo facilities owned by a top-five pension fund. He has both transaction and development experience locally and nationally and has worked extensively with private and public clients.

John set out on his own to fulfill the need for a creative, yet process-oriented partner in real estate. He prides himself on simplifying even the most complex real estate deals, and he’s always up for a challenge. Regardless of whether you’re interested in real estate sales, leasing or development, John has a proprietary process ready to help you succeed.

native Charlottean, John obtained his MBA from the McColl School of Business (the Executive MBA program at Queens College) and is a frequent participant in Harvard’s Program on Negotiation. He is constantly active in the industry, and served on several boards, including the North Carolina Turnpike Authority (Chair of Plans and Programming), NAIOP, REBIC, the Charlotte Regional Transportation Planning Organization, the Charlotte Regional Roads Committee, the North Carolina Department of Commerce Economic Development Board, and the Charlotte Regional Partnership Board. He has on the McColl Center Board of Directors and the UNC Charlotte Childress-Klein Center for Real Estate Board of Advisors, the Catawba Lands Conservancy Board of Directors, and RWCI Board of Directors among others. He is also a member of the Urban Land Institute.

Despite his activity in the industry, John still finds time to be an active member of the Charlotte community. Since 2000, John has been an enthusiastic participant in the Strategic Coach™ program. John previously sat on the board of directors for the Children’s Theatre of Charlotte and the development committee for Trinity Episcopal School. John serves as the president ex-officio of the Queens University Learning Society and is currently on the Board of Advisors for the UNCC Masters in Real Estate program.

Troy Legge

Troy Legge

Working in CRE since 1997, Troy joins Cardinal Real Estate Partners as Senior Vice President with a broad range of commercial real estate experience.  He’s worked throughout the country with Fortune 500 companies, the U.S. General Services Agency, international non-profits, small local firms, and individual investors in the retail, office, industrial, medical office, and hospitality product types.  He has extensive success in complex multi-party negotiations, investment sales, development, site selection, leasing, asset management, transaction management, and consulting.

A Raleigh native and a Charlotte resident since 2001, Troy graduated from UNC-Chapel Hill with a degree in economics and from Vanderbilt University with an MBA in finance and real estate.   Troy holds the CCIM designation and has received advanced training from the Wharton School of University of Pennsylvania.

In addition to his real estate career, Troy enjoys participating in Spartan races, hiking, scuba diving, volunteering in the service of others, and otherwise just hanging out with his family.


David Scott

David Scott

David received his Bachelor of Science from the University of South Carolina in 2012 in both finance and real estate.  After graduating, he moved to Charlotte to pursue commercial real estate and has since gained experience in financial risk management consulting, primary and special servicing of commercial mortgages, and asset management of distressed commercial properties.  David has worked as an analyst and broker for a successful entrepreneurial real estate firm in the Charlotte area focusing on the underwriting of adaptive re-euse and infill acquisition and development opportunities while providing tenant and landlord representation services to office, retail and industrial clients.  In 2017, David received his Master’s of Real Estate Finance and Development from the University of North Carolina at Charlotte and is currently working as an acquisitions analyst for Brennan Investment Group, a Chicago-based private real estate firm focusing on industrial real estate investment throughout the U.S.

David is a licensed real estate broker in North and South Carolina.
