  • Phase 1

    The Due Diligence 360° Assessment™

    In the first phase of our process, we’ll evaluate all the dangers, opportunities and strengths associated with your assets. We’ll complete a 221-Point Due Diligence Checklist to ensure disclosure of all physical and capital issues, as well as any potential concerns with entitlement, planning, zoning, transit, utilities, adjacent owners and the environment. During this phase, we’ll also coordinate with key stakeholders to establish Key Performance Indicators and agree on our goals.

  • Phase 2

    The Market Maker™

    In The Market Maker™ Phase we’ll define actionable goals and a recommended approach to the sale. We’ll catalyze the sale process by targeting the best possible buyers, and give them a vision for your asset that resonates with them emotionally. We’ll conduct carefully orchestrated tours, review and refine offers, and report all the details back to you to ensure you’re up to speed on our progress.

  • Phase 3

    The Prepared to Win Negotiation™

    Here, Cardinal plays a critical role as your advocate, helping to respectfully coordinate the wants and needs of you and your buyer, and negotiate the details of your deal through the use of our Negotiate to Win2™ Negotiation Worksheet. We set and manage expectations of both parties to ensure you have a common understanding of terms, and manage communications to keep things focused and moving on track.

  • Phase 4

    The Confident Closing™

    Our attention to detail in the first three phases ensures that frustrations and surprises have been minimized. In this phase, we can coordinate documentation, due diligence, remediation and all pre-closing activities.

  • Phase 5

    The Value Creation Review™

    During The Value Creation Review™ phase, we’ll work to complete the close-out package and we’ll conduct a formal review of our results versus the Key Performance Indicators we determined in Phase 1. We’ll ask you to evaluate our performance and the value we added to the sale process. This helps us identify areas for improvement, and to continue providing the best service possible to you in the future. In some instances, your satisfaction with our ability to meet your goals will determine our compensation. By putting our money where our mouth is, we deliver uncommon credibility and a better way to broker.
