    We get started by gaining a full understanding of your business needs, both today and for the future – using Critical Needs Analysis. We’ll use what we learn to define the Key Performance Indicators by which you’ll measure our success.

  • Phase 2

    Strategic Planning and Design Criteria

    In Phase 2, we meet with all decision makers to define the steps and direction to be used for making informed decisions. We also perform a complete budget analysis to determine if there is a compelling reason to buy, or if a lease is more appropriate.

  • Phase 3

    Optimal Market Tour

    Next, in the Optimal Market Tour, we consider both hard and soft factors, and weigh them against one another as we perform a thorough assessment of your options. We’ll establish a tour strategy, and document the whole process with our Market Survey Checklist.

  • Phase 4

    The Seriousness Strategy RFP™

    Once we establish your shortlist, we’ll develop an RFP that communicates your defined needs to the marketplace. We’ll establish key lease terms, define improvement specifications and set the stage for a strong negotiating position through the use of the Negotiate to Win2™ template.

  • Phase 5

    Economic Analysis

    In the Economic Analysis, we’ll create a comparative proposal summary, perform both financial and indifference analyses and present our recommended strategy. Using sophisticated in-house and third-party lease proposal analysis tools, the quantitative decision is easy and justifiable.

  • Phase 6

    The Confident Lease Negotiation™

    In the Economic Analysis, we’ll create a comparative proposal summary, perform both financial and indifference analyses and present our recommended strategy. Using sophisticated in-house and third-party lease proposal analysis tools, the quantitative decision is easy and justifiable.

  • Phase 7

    Project/Move Management

    Cardinal will not leave you once the lease is inked. We either self-perform or align ourselves with best-of-class project managers, and our in-house architectural resources are able to make sure that the details are taken care of. Our project management will get you in the space, and allow you to get back to your real job.

  • Phase 8

    Lease Abstract/Distillation

    Cardinal is trained in creating tenant and landlord relationships that are healthy from day one; however, if you find yourself scrambling for your lease, we provide a lease abstract that gives you all of the common deal terms on one page. The professionals at Cardinal have experience in reviewing thousands of real estate leases. We can monitor and administer from one to one thousand leases, whether they are at home or far away.

  • Phase 9

    The Value Creation Review™

    In the final phase, the Value Creation Review™, we’ll conduct a formal review of our results as compared to the Key Performance Indicators we determined in Phase 1. We’ll ask you to evaluate our performance and the value we added to the leasing process. This helps us identify areas for improvement, and to continue providing the best service possible to you in the future. In some instances, your satisfaction with our ability to meet your goals will determine our compensation. By putting our money where our mouth is, we deliver uncommon credibility and a better way to broker.
