“What are the top mistakes investors make when buying or selling real estate?”

Dear El Cardinale’,

What’s one of the top mistakes you see investors make when buying or selling real estate?

– Practically Perfect

Dear Perfect,

Great question.

I work with a lot of high-net-worth investors. These are professionals who are at the top of their game and who have reached new heights in their careers. Yet, when it comes to real estate, they can make some rookie mistakes. That’s become some things in real estate can appear simple but in reality, be incredibly complex.

If I had to name just one mistake, I’d say a lack of due diligence. There’s a lot of information available thanks to the internet and the varied companies and commentators providing reports and analysis. But there’s an art to doing due diligence that goes beyond Googling everything. You have to have the depth and understanding of the subtleties.

At Cardinal Real Estate Partners, we believe so strongly in due diligence that we complete due diligence before we even make a recommendation. We collaborate with expert architects and engineers to deliver a 221-point checklist so that you know exactly what you’re getting before you close a deal.

Real estate transactions can be fraught with frustration and pitfalls.

Sometimes the hardest part turns out to be working with your broker, the person who is supposed to help you through the complexities. Veteran commercial real estate broker and client advisor John Culbertson discovered that brokers’ interests aren’t always aligned with those of their clients. He realized there was a better way to advocate for clients and get the deal done.
